Summer contractors are busy. When you follow up on documentation, they're on another job. When you ask for clarification, they circle back three days later — or not at all.   2. Reply to your order confirmation email with your contractor quote(s), the contractor's name and contact information, and your decision deadline
  3. We contact the contractor directly, collect all documentation, and run the full clarification loop — you don't need to chase anyone
  4. You receive your final sign-ready package by email, typically within 5–10 business days depending on contractor responsiveness

The Broker-Assisted Review is the highest-touch tier in the Contract Link ladder. Where Tier 1 and Tier 2 are written analyses you act on yourself, Tier 3 is active management. We contact your contractor directly, request every documentation item the master engine flags, track responses, escalate non-cooperation, and only return to you when everything is fully sign-ready.

What you receive:

  • Full master-engine risk audit on your quote (or quotes)
  • Direct contact with your contractor — we email and call on your behalf
  • Document collection and verification (WSIB, COI insurance, warranty terms, refreshed pricing)
  • Escalation when contractors stall, dodge, or refuse cooperation
  • A final sign-ready package PDF including every collected document, our updated risk score, and a clear Proceed / Do Not Proceed recommendation
  • One-paragraph plain-English summary of what changed and what is still flagged

Common questions

What if the contractor refuses to respond?
We escalate. That's part of the service. If a contractor won't provide WSIB certificate, insurance documentation, or written clarification on scope, we document that non-cooperation and include it in your sign-ready package — along with a clear recommendation on what it means for your project decision.

What do you actually say to the contractor when you contact them?
We introduce ourselves as the homeowner's project advisor and make a professional, non-adversarial documentation request. The framing is direct: "We're reviewing the project on behalf of the homeowner and need the following before they can proceed to contract." Most contractors cooperate immediately — the ones who don't tell you something important.

Can I use this for a project outside Kitchener-Waterloo?
Yes. The broker-assisted process is fully remote — we contact your contractor by email and phone regardless of location. Ontario-wide is our working range for Tier 3.

  • Contractors who push back when asked for documentation — especially common during peak summer booking season
  • Situations where you'd rather pay than spend hours on contractor back-and-forth
  • High-stakes projects ($10,000+) where you need a sign-off package you can stand behind

What we will not do:

  • Sign the contract on your behalf
  • Negotiate pricing on your behalf
  • Take legal positions on your behalf
  • Recommend a specific contractor over another by name
